The N.O.A.H. FOUNDATION, INC., ("N.O.A.H.") was formed with the mission of maximizing housing affordability to "first time" and "next time" home buyers by illuminating the best kept secrets in affordable housing in existence today! The dream of owning a home is a dream that far too many potential home owners see as an unobtainable reality. N.O.A.H.'s vision is to make that dream of home ownership a reality by preparing the home buyer with the knowledge and assistance needed to maximize affordability and enhance his/her real estate investment and equity value.
To accomplish our mission N.O.A.H. must do what other Non-Profit down payment assistance programs, State and local government down payment assistance programs are unable to do or, worse yet, unwilling to do! Simply put, "We Show You the Money, All the Money!". Then, as needed, we work with you, your Realtor, your Seller, your Lender, your State and local government officials to ensure you receive these funds!

The N.O.A.H. FOUNDATION educates and helps "first-time" and "next-time" repeat home buyers access the following program types:
1. State and local government "Down Payment and Closing Cost Assistance Programs".
2. State and local government "Grant Funds Programs".
3. State and local government "Below Market Interest Rate Programs".
4. As allowed, combinations of all of the above to maximize affordability to the home buyer!

PROGRAM BENEFITS TO HOME BUYERS |
- The down payment/closing cost assistance and grant funds can be used to pay FHA or VA Buyer/Borrower closing costs and or down payment. Most of the grant/down payment assistance programs require Buyer to have only a minimum of between $500 to $1,000 of their own money in the transaction.
- The down payment/closing cost assistance and or grant funds can be used to "pay down" the principle balance of the Buyer/Borrower's loan. This reduces the Buyer's principle and interest payment and making the total monthly PITI (Principle, Interest, Taxes and Insurance) payment more affordable. The resulting increased immediate equity the buyer gains provides him/her with a better investment.
- Below market interest rate programs can be used in conjunction with most down payment/closing cost assistance and or grant fund programs to further reduce the overall total monthly payment (PITI), thereby, maximizing affordability.
- Using these programs can give the home buyer a competitive edge by allowing the Buyer to offer the Seller at or near the Seller's asking/list price, while maintaining a total monthly payment comparable to a purchase offer well below the Seller's asking/list pricing. The buyer can buy his home and better afford to live in it, too!
- Piece of mind for both Buyer and Seller in knowing that they helped one another achieve "good works" by focusing on mutual "win-win" agendas.
