THE
N.O.A.H. FOUNDATION - HELPING HOME BUYERS
Knowledge + Assistance = Preparedness
"For we are His workmanship, created in Christ Jesus for good
works,
which God prepared beforehand, that we should walk in them"
(Ephesians 2:10)
The
N.O.A.H. FOUNDATION, INC., ("N.O.A.H.") was formed with the
mission of maximizing housing affordability to "first time" and "next
time" home buyers by illuminating the best kept secrets in affordable
housing in existence today! The dream of owning a home is a dream
that far too many potential home owners see as an unobtainable reality.
N.O.A.H.'s vision is to make that dream of home ownership a reality
by preparing the home buyer with the knowledge and assistance needed
to maximize affordability and enhance his/her real estate investment
and equity value.
To
accomplish our mission N.O.A.H. must do what other Non-Profit down
payment assistance programs, State and local government down payment
assistance programs are unable to do or, worse yet, unwilling to
do! Simply put, "We
Show You the Money, All the Money!". Then
we work with you, your Realtor, your Seller, your Lender, your State
and local government officials to ensure you receive these funds!
There
are numerous other Non-Profit organizations to be found on the internet
that expound their "Down Payment Assistance/Gift Programs".
However, they all incorporate the same methodology of "gifting"
you money, based on, and provided your Seller "participates"
in their program. The Seller's participation requires he/she give
back to the Non-Profit an amount equal to the gift funds that the
Non-Profit gave to you, plus a "service fee" (generally
equal to 1% of the purchase price). This "seller participation"
money comes out of the Seller's net proceeds at the closing of the
property sale to you. Therefore, the reality is that you (the home buyer)
are financing into the purchase price your own down payment assistance
funds! These Non-Profits claim that these are "true gift funds",
that there is "no repayment" required of these "true
gift funds". In reality you (the home buyer) are paying interest
(based on a 30 year amortization) on these "gift funded amounts",
which are included in your mortgage loan until they are paid off!
Although these Non-Profit "seller participation" assistance
programs do work by helping the home buyer get into the home with
little or no money out-of-pocket, in the majority of cases, they
fall short when it comes to being the best available option for
the home buyer. These "seller participation" Non-profits
fail to mention or comprehensively offer for your consideration
any other existing down payment assistance program opportunities.
The reality is that there are other programs better suited and exceedingly
more beneficial to the particular needs of the majority of home buyers
in terms of little or no money out-of-pocket. These programs maximize
affordability and enhance the home buyer's real estate investment
value by providing immediate real equity to the home buyer! Although
these Non-Profit "seller participation" programs may accomplish
a degree of success there is a distinct difference between doing
a job halfway and doing a job the right way. . .the way you would
want it done for yourself or a family member! N.O.A.H. adopts you
throughout your home buying journey and treats you like one of our
own in our growing family of successful home buyers!

PROGRAM BENEFITS TO HOME BUYERS |
-
The down payment/closing cost assistance and grant funds
can be used to pay FHA or VA Buyer/Borrower closing costs
and or down payment. Most of the grant/down payment assistance
programs require Buyer to have only a minimum of between
$500 to $1,000 of their own money in the transaction.
-
The down payment/closing cost assistance and or grant funds
can be used to "pay down" the principle balance
of the Buyer/Borrower's loan. This reduces the Buyer's principle
and interest payment and making the total monthly PITI (Principle,
Interest, Taxes and Insurance) payment more affordable.
The resulting increased immediate equity the buyer gains
provides him/her with a better investment.
- Below
market interest rate programs can be used in conjunction
with most down payment/closing cost assistance and or grant
fund programs to further reduce the overall total monthly
payment (PITI), thereby, maximizing affordability.
- Using
these programs can give the home buyer a competitive edge
by allowing the Buyer to offer the Seller at or near the
Seller's asking/list price, while maintaining a total monthly
payment comparable to a purchase offer well below the Seller's
asking/list pricing. The buyer can buy his home and better
afford to live in it, too!
-
These programs do not require "Seller participation"
based on the Seller contributing to the Non-Profit an amount
equal to the amount of gift funds provided to the Buyer.
Because Sellers can participate without having to give up
substantial profit funds to the Non-Profit, more Sellers
will be able and agreeable to working with these types of
programs. As a result, the Buyer will be able to choose
from and consider many more homes in his/her home search.
-
These programs provide the Buyer with "real money"
assistance instead of "Seller manufactured (Seller
participated) gift funds".
- Piece
of mind for both Buyer and Seller in knowing that they helped
one another achieve "good works" by focusing on
"win-win" agendas.
