- Increase
your listings and sales by educating prospective Seller
clients to how these programs work to increase the demand
for their home by making the home more affordable to a greater
number of qualified buyers. Most Sellers overlook the importance
of creative, "win-win" financing using Down Payment
Assistance (DPA), grant funds and below market interest
rate offerings until they learn and then understand that
by helping their prospective buyers they also help themselves!
- The
use of DPA, grant funds and below market interest rate offerings
to Buyers enables Sellers to get their best price and/or
terms. (Seller contributions toward buyer closing costs,
reduced purchase price offers by the buyer are minimal or
rendered unnecessary.) Additional "free money"
from other sources can replace and/or supplement the funds
that a buyer may need to make the transaction work. By introducing
DPA, grant funds and below market interest rate offerings
to Buyers, you can help your Sellers preemptively limit
(or altogether eliminate) buyer purchase offer negotiations
that would greatly reduce the Seller's net proceeds.

The attractive terms afforded to buyers by DPA, grant funds

- The
down payment/closing cost assistance and grant funds can
be used to pay FHA or VA Buyer/Borrower closing costs and/or
down payment. Most of the grant/down payment assistance
programs require Buyers to have only a minimum of between
$500 and $1,000 of their own money invested into the transaction.
The result will be more qualified Buyers as your clients.
- The
down payment/closing cost assistance and/or grant funds
can be used to "pay down" the principle balance
of the Buyer/Borrower's loan. This reduces the Buyer's principle
and interest payment and makes the total monthly Principle,
Interest, Taxes and Insurance (PITI) payment more affordable.
The increased immediate equity for the buyer will provide
him/her with a better investment. This also provides the
Buyer's Realtor with a valuable tool to enhance the Buyer's
ability for purchasing a home that would otherwise not be
affordable to the Buyer.
- Below
market interest rate programs can be used in conjunction
with most down payment/closing cost assistance and/or grant
fund programs to further reduce the overall total monthly
payment (PITI), thereby, maximizing affordability. This
provides the Buyer's Realtor with a valuable tool that can
enhance the Buyer's ability to purchase a home that would
otherwise not be affordable to the Buyer.
- Using
these programs can give the homebuyer a competitive edge
by allowing the Buyer to offer the Seller at or near the
Seller's asking/list price, while maintaining a total monthly
payment comparable to a purchase offer well below the Seller's
asking/list pricing. The buyer can purchase his/her home
and better afford to live in it, too!

These programs do not require "Seller Participation" based on the Seller contributing to the Non-Profit an amount equal
to the amount of gift funds provided to the Buyer. Since Sellers
can participate without having to give up substantial profit funds
to the Non-Profit, more Sellers will be able and agreeable to
working with these types of programs. As a result, the Buyer will
be able to choose from and consider many more homes in his/her
home search.

programs provide the Buyer with "real money" assistance
instead of "Seller manufactured (Seller participated) gift
funds" at the literal expense of the Seller and the additional
